Report Scope & Liability

Each report is a limited visual and radiometric evaluation based solely on aerial data collected on the capture date documented in the report. It does not constitute a Phase 2 structural integrity reserve study, a Chapter 553.899 milestone structural determination beyond the visible envelope, destructive testing, geotechnical analysis, or a load-bearing calculation.

We use vision AI to pre-screen imagery and surface potentially concerning conditions for the reviewing architect. AI findings are screening only. Every AI flag is reviewed, modified, or dismissed by the licensed architect before the report is sealed. The report is not a machine-generated document.

Reports are prepared for the named client and their AHJ, insurer, engineer, or board of record. Third-party reliance requires our written consent. Findings are valid as of the capture date; conditions may change materially over time.

• No measurement is guaranteed accurate without a scale reference documented on-site.
• Subsurface conditions, concealed connections, and materials behind finishes are outside our scope.
• Thermal imagery is qualitative unless a calibrated radiometric analysis is separately contracted.
• Weather, glare, obstructions, or airspace restrictions may limit coverage; any such limitation is documented in the report.

Our aggregate liability under any report or subscription is capped at the fees paid by the client for the active subscription period during which the report was issued. This cap is a material term and reflects the limited nature of aerial data collection compared to full destructive investigation.
